Why do I need to have an Annual Gas Safety Certificate as a landlord?

What’s the difference between a boiler service and a boiler repair? Well, put simply, service is like your car service; it maintains the safe level of operation of the boiler just like your annual car service keeps the car topped up, checked up, and in safe working order.  

What a car service doesn’t do, and much like a boiler service, is cover the repair or replacement of faulty or broken parts. Repair requirements can occur from overuse, wrong use, poor maintenance, and countless other things that are beyond what would be expected to be fixed in a boiler service (just like your car!) 

Whilst we offer boiler repair services in and around Bromley, any boiler repair work will sit outside of the provision that is outlined in our boiler Cosy Plan service plan (you’ll see more about this explained below)

Do I need a carbon monoxide alarm in your rented property?

Yes, you do. You are required to have a carbon monoxide alarm installed in your rented property. This legal requirement came into effect in October 2015, during your annual gas safety certificate inspection we will check this functioning correctly.

Got a question about boiler servicing?

Here are some of the things we’re most often asked by customers across Bridgwater. If you’re still not sure about something, just give us a ring, we’re always happy to help.

We recommend boiler cover to help ensure your boiler is covered to help you avoid those cold nights and freezing showers. We'll make sure your boiler is in top working condition all year round with our annual service. Having your boiler serviced annually also keeps your warranty valid. That means if you have any issues with the boiler, you'll be covered by your warranty and won't have to pay for any repairs. An annual check can also ensure that your boiler is as energy-efficient as possible.

If the Somerset Heat Pump & Solar have installed the boiler, we will offer you the service plans as part of the installation.
If, however, Somerset Heat Pump & Solar have not installed the boiler, we will require to complete a pre-plan Building regulations inspection. This will be a free of charge service when booked with our Standard Boiler Service. If all is as expected, we will offer a suitable service plan.

Most of the time, we can help get you up and running via a phone or video call. From that call, we would advise the next action. We may come round to inspect further or immediately recommend a manufacturer call out.
If your boiler is still under warranty, the manufacturers' repair would be free of charge. If your boiler is no longer under warranty, we will quote to repair the boiler or recommend a manufacturer's repair.

Yes, annual servicing by a Gas Safe engineer is required to maintain the warranty.
If, however, Somerset Heat Pump & Solar have not installed your Vaillant boiler, we will require to complete a pre-plan Building regulations inspection. This will be a free of charge service when booked with our Standard Boiler Service.
We recommend once a year. An annual service keeps your boiler running efficiently, helps you spot issues early, and makes sure your Vaillant guarantee stays valid.

If we spot something that needs fixing, we’ll explain what’s going on and what your options are, no pressure, no pushy sales.

Not really, but it’s even more important to stay on top of servicing because it’s a premium model with a longer warranty (up to 12 years if looked after properly).
